This will add more value to the building inspection than any other competitor.

Timber & Pest Inspections
You can also request that a ‘timber & pest inspection’ is tagged on to your general pre purchase building inspection for an additional fee, and Rohan completed the nationally recognised training and is fully qualified to inspect for, and report on, timber pests which includes termites.
Commercial & Industrial Building Inspections
Whether you are buying or leasing, new or old, investing in a building inspection conducted by a Registered Commercial Building Practitioner is money well spent. Don’t get caught out using an unqualified inspector, on end of lease make-good disputes, or purchasing a building with structural failure or roof plumbing non-compliance which is common. Based on experience, a brand new commercial or tilt-slab building is even more reason to get an independent expert involved.
Building Advocacy
This service model is Rohan’s flagship product and completely unique to the building construction industry. People engage a property advocate to help them purchase property but who can you trust to independently check, critique, inspect and oversee your entire building project?
Construction projects are like a ‘marriage’ and can start with enthusiasm and good intention but can soon end with divorce, as evidenced by the thousands of current building disputes in the DBDRV, VCAT, and Courts system. This service was born from a frustration of being called to help clients at the dispute stage when the early pro-active appointment of a Building Advocate could have eliminated such problems, ranging from cost and workmanship defect disputes through to builder insolvency. Treat dispute avoidance as an investment.
Rohan’s Building Advocacy charges a flat fee of 1.5% of build cost and takes attention to detail to the next level using a unique 250 point construction check-list and involves a complete start to finish holistic service that includes analysis on the architectural drawings, floorplan, costing, building contract, and material selection, with the added bonus of inspections & reports on all 5 stages of the construction build. The devil is in the detail and through high level detail comes clarity that will champion managing client & builder expectations, improve build quality, and keep you well away from costly disputes.

Walk & Talk Service: Do you have a current building or new construction problem? Unsure what steps to take next? Consider my ‘walk & talk’ option! Firstly, give me a call to discuss your matter. I will then arrange a time to attend site equipped with quality measuring tools and walk through your building concerns and answer them verbally on the spot. I can also perform destructive inspections if requested in advance. Not only will this service give you peace of mind, it will also map out what the potential building dispute process will look like. 90 minutes on site starts from $600 plus GST.
VMIA DBI Assessor
Rohan is currently a domestic building warranty assessor for the VMIA (Victorian Managed Insurance Authority). Rohan is a Certified Insurance Professional and a member of the Australian & New Zealand Institute of Insurance & Finance and performs his role with empathy and understanding, being a former insurance repair builder and also a consumer who has experienced a warranty claim regarding a private pool build. Rohan’s mantra is to always be fair and reasonable with a duty to act in ‘Utmost Good Faith’ and abide by The General Insurance Code of Practice.
VCAT/Court Expert Witness
Rohan is a building & construction Expert Witness and can;
conduct VCAT (Victorian Civil & Administrative Tribunal) compliant building reports to VCAT Practice Note PNVCAT2 [October 2014] requirements,
conduct compliant building reports to Form 44A requirements for Court hearings.

Construction Stage Inspections

Building Disputes & DBDRV
Disputes over costs and workmanship is common for works carried out under a Major Domestic Building Contract. If you are a consumer in dispute with your builder the VBA (Victorian Building Authority) advises that you take reasonable steps to settle your grievances.
Generally, you cannot take your building dispute directly to VCAT. You must notify and lodge a claim with DBDRV (Domestic Building Disputes Resolution Victoria) however having your claim mediated and assessed involves lengthy time delays.
If your building dispute is not resolved via the DBDRV process then you can then proceed down the VCAT/legal path.
